Identify asbestos responsibilities and costs before acquisition
Independent asbestos due diligence for commercial property purchases, portfolios and investment decisions in Jersey.
Discuss an acquisition
Understand the liability before acquisition
It is strongly advisable to have an asbestos management survey undertaken before the purchase or acquisition of a commercial property where suitable current information is not already available.
This helps identify the asbestos management responsibilities and potential financial implications before the purchaser becomes the owner or dutyholder.
If a survey already exists
Where a survey report exists for the property or portfolio, we can review its scope, quality, limitations and suitability for the intended decision. An existing report should not be assumed to answer every acquisition, refurbishment or management question.
Due diligence support can include
- Reviewing existing asbestos surveys, registers and management plans.
- Identifying missing areas, restrictions, caveats or outdated information.
- Recommending a proportionate management or refurbishment survey where required.
- Explaining likely management, remediation or removal implications.
- Helping define a scope for removal quotations where credible cost information is needed.
- Providing practical information for advisers, purchasers and property managers.
Turn asbestos information into commercial decisions
A technical finding is most useful when its practical consequence is clear. Our review helps distinguish between ACMs that can remain safely managed, information that needs updating, and work that should be budgeted or completed.
Where removal may be appropriate, we can help establish a clear scope and source quotations from appropriately qualified contractors. This gives the purchaser better visibility of potential costs and supports informed negotiation and capital planning.
Frequently asked questions
Is an existing asbestos survey enough?
It depends on its age, scope, access limitations, subsequent building work and the purpose for which it is now being relied upon. We can review it before recommending further work.
Can you review several properties?
Yes. We can help review asbestos information across a portfolio and identify gaps or priorities for further investigation.
Jersey legal framework
Asbestos duties in Jersey sit within the Health and Safety at Work (Jersey) Law 1989 and the asbestos-specific Management of Exposure to Asbestos in Workplace Buildings and Structures: ACoP 8 (revised 2020). The Management of Health and Safety at Work: ACoP 14 provides wider risk-management guidance and operates alongside ACoP 8; it does not replace the asbestos-specific code. The Asbestos-Licensing (Jersey) Regulations 2008 apply to work with specified higher-risk asbestos materials.
This page provides general information. The appropriate scope and controls depend on the premises, material, condition and proposed work.
